Ceci's curvaceous facade interacts with the changing sun light, morphing its appearance by the hour

Just off the prominent Gustav Mahlerlaan, nestled between the future green Florence Pricehof and neighbouring groundbreaking real estate The Pulse, Ceci proposes a preciously crafted boutique experience that instantly feels like home. Gradually surging up to a mere 30m and embedded in excessive green, the beautifully sculpted exterior is designed by local architects Space Encounters. 

Ceci is a pearl of beguiling residential architecture, a dynamic building that surprises and entices, carefully designed for conscious cozy living. 

Dynamic dialogue

The building’s language of form has three distinct faces: formal to the main street, more open toward the canal, and more collective around the inner garden Florence Pricehof, connecting the adjacent buildings. The created intimacy, ample green, high tactility and poetic play of conscious materials make Ceci a feast for the senses.

The bold design exceeds the standard take on a high-end living environment, proposing an exquisitely refined residential world that playfully flirts with a rich mix of natural, organic, high-tech and social features. The daring façade, with balconies that shift from broad to slender and with curves that ensure no reflection is ever the same, means the architecture never fully gives itself away.

A new take on conscious design

Ceci’s ambitious sustainability goals are creatively translated into pleasing aesthetics and an enhanced sense of living. This is most obvious at the façade, defined by horizontal bands with custom-designed “solar panels in disguise” and vertical rounded columns with ceramic tiling, both with a mother-of-pearl finish. The building’s structural skeleton is crafted from timber, with wooden accents in the plinth and window frames providing a warm, tactile counterpart to its architecture. At street level, the gently curved, coloured façades of the plinth lend Ceci a distinctive, welcoming presence. In the entrance hall, a freestanding circular column becomes an iconic, almost sculptural gesture something you can touch and move around, anchoring the space with a sense of softness and material warmth.

Living with the seasons

The experience of living here is one of constant, subtle change. The terraces are designed as rich, green spaces with a layered structure that offers year-round surprises. In winter, when the leaves have fallen, the red stems of Cornus sanguinea emerge as vivid accents; in other seasons, a mix of flowering plants forms a living bouquet, from bold, sculptural blooms to fine, biodiverse groundcovers. Between them, ornamental grasses including striking black grass, chosen for its evergreen, almost surreal foliage add texture and contrast. 

Even in shaded corners, colour appears in the soft pink plumes of Astilbe and the purple flowers of Aquilegia. On the sunnier edges, the spherical blue flower heads of Echinops play against the tall, cone-shaped yellow blooms of Kniphofia. From inside your home, these shifting compositions of leaf, light and colour make the building feel as if it is quietly living and growing along with you.

Intuitive Everyday Living

Ceci’s 24 residences evoke both intimacy and wonder. Seamlessly integrated into the building’s overarching identity, the apartments aptly express Ceci’s playful take on the artistic style known as Magic Realism.

For residents, this translates into surprising perspectives and soothing spatial experiences throughout the day, in favour of inspiring and effortless living. Apartments run from light-filled 72 sqm two-bedroom spaces to four one of a kind Crown Terrace Residences with splendid roof terraces. Full-width private terraces extend from generous living areas with 2.80-meter ceilings. Exposed timber details add warmth and triple-glazed, floor-to-ceiling windows dissolve the boundary between inside and out. The ever-changing greenery beyond offers year-round changing views that nurture residents’ wellbeing while supporting local fauna.

The interior design by renowned Studio Modijefsky is informed by the striking architecture, tapping into the building’s DNA, generous ceiling height, luscious vegetation and abundant incoming daylight at any given floor. With daylight as a guiding principle, carefully composed floorplans create an intuitive flow moving from one space to the next. Thoughtfully positioned sightlines ensure rooms visually connect. Additional design gestures, such as rounded corners, wide pivot doors and bathrooms with distinctive layouts, provide future residents with the opportunity to craft their dream home down to the smallest detail.

Magic Realism as Interior Inspiration

Alongside the layouts, the studio developed a colour and material palette that reflects Ceci’s Magic Realism the narrative thread running through the building. Soft, muted tones are paired with more expressive shades such as olive green and lavender blue. A rich play of textures ranges from high-gloss finishes to more sculptural plasterwork; natural stone in unexpected colours becomes an interior eyecatcher, complemented by bead-blasted stainless steel, refined tiling, and a diverse selection of woods from striking burl to warm cedar in different finishes and applications. Mirrored surfaces subtly bring Ceci’s architecture into the apartments themselves, while luxurious fabrics and a clean poured floor complete the foundation of the interior atmosphere.
